WORKING RANCH - Set up as a working ranch, the ranch has four large hubbed pastures, each with water. There is a large set of pipe corrals which include a loading chute, artesian fed constant flow (no icing) concrete water trough, two roundpens, sorting corrals to accommodate about 400 head of horses, and a sandy working arena with a bucking chute. 40 acres of irrigated hay ground is covered by 1/2 mile wheel line and is fenced. More water rights are available than you can possibly use.
Adjacent to State -owned land on three sides and two large ranches on the other, there are literally miles and miles of horseback riding TRAILS or hunting from and on this property. The nearest neighbor is a mile away. The topography is extremely varied, from river bottom lush grass fields and cottonwood and cedar forest, to lake and marsh, to range land and hay fields, through rough steep canyons, and over 300 feet elevation change to craggy rock outcropping and views of three mountains ranges from vast spans of native prairie grass fields. There are numerous building sights in a variety of different locations, each offering a different and unique type of situation and feel.
THE ULTIMATE HORSE COURSE is a permanent backcountry trail challenge course situated on about 30 acres of wooded country adjacent to the corrals. This course has been used for competitions, play days, training, sale videos, and ranch weeks and is a nice place to take horses outside of the area to practice real trail challenges. Twenty five obstacles include a rock waterfall with flowing water pumped from the fish pond to pour out and flow down a meandering creek, water crossings, slick rock, railroad, jumps, tables, and many other horsemanship challenges.
BIRDERS PARADISE. The ranch has a resident wild turkey population, pheasant, ducks, cranes, geese, hawks, owls, buzzards (!), partridge, and eagles, as well as songbirds, marshbirds, waxwings, and so many more. WILDLIFE abounds with whitetail and mule deer, occassional elk and moose, bobcats, coyotes, porcupines, muscat. FISH right from two fish ponds, one with bass and the other with trout, or watch the little fish, muscat, turtles, and frogs in the cattail lined marsh that runs the length of the property. The Missouri River is three hundred yards away and offers excellent recreation and fishing. You can float or kayak from Headwaters State Park right to your own get-out just across the way from your front door.
The rural LOCATION offers easy access to town off the fully paved county road. I90 is ten miles from the front door, and Bozeman is 40 minutes to downtown. Located in the Three Forks school district, the school bus drives by and the mail is delivered to the driveway. The ranch is located in highly regarded Gallatin County.
IMPROVEMENTS. Three 16'x20' handcrafted guest CABINS, each with a loft, bathroom, and kitchenette provide lodging for 12 guests or office space. They are log-sided and chinked, fully insulated for year-round use, and separated by a quaint log rail fence, yard, walkways, and hitch rails out front. A very nice mobile home serves as ranch headquarters with a gorgeous wood floored sunken great room, newly built. The floor to ceiling rock fireplace and French doors leading to a landscaped yard provide a shady spot or warmth in winter. Three decks compliment, including a large covered deck out front which serves as the most frequented lounging spot in the summer. All yards have underground pop-up sprinklers.
A 40x60' SHOP has a concrete floor and a storage loft running the length, plus an insulated and finished office with a bathroom and shower. Three wells provide water (280' drinking and household well, 25' irrigation and stock water well, and a 500+' artesian well with 15gpm @15psi).
The GRASS AIRSTRIP is 1800' x 60' and is private with good approaches. There is a large gravel parking lot and two RV hookups with electricity and sewer. Near the east fish pond is 2500 yards of crushed gravel waiting to be used for roads or improvements.
